Type 2 fire risk assessment.
A fire risk assessment covering the common parts with the addition of limited destructive inspection. Used when a Type 1 raises concerns about compartmentation, fire-stopping or other concealed elements that need physical verification.
What Type 2 adds beyond Type 1.
Type 2 keeps the full Type 1 scope on the common parts and adds opening up of selected concealed elements: a sample of compartmentation walls and floors to verify fire-stopping at services penetrations, access panels into risers and voids to inspect the as-built condition, removal of suspended ceiling tiles to check the construction above. The sample size and locations are agreed with the dutyholder before the work starts.
When Type 2 is appropriate.
Type 2 is typically commissioned after a Type 1 has flagged a specific concern (records suggest a refurbishment that may have compromised compartmentation, or visible signs in plant rooms suggest fire-stopping is incomplete) or as a one-off baseline assessment after construction or major refurbishment to verify the as-built condition matches the design intent.
